Wifi, electricity, gas, and water isn't included, but we find it comes out to around $30-$50/person for utilities a month.
We're managed by Sierra Property Management, and our landlord is nice. The apt is VERY close to campus (like a 14-second walk) and three minutes from the beach! Lots of natural light and quiet during the weekend.
